Roof area and pitch

Measure the roof you will cover, not the rooms underneath it. Write the pitch beside the area so someone else can see what you priced.

• Square metres of roof surface, each plane, including a verandah. Hips and valleys add area and add cuts.
• The pitch, in degrees or as rise over run. A steeper roof has more sheet or tile than the plan of the house, and it changes the fixings and the way you work.
• Which roof. A granny flat is not the house, and a garage is not both.
• If you priced it from the street, call it an estimate or write the assumptions. A measure on the roof is the quote.

Access, scaffolding and safety

Getting on the roof is part of the price. Scaffold to a single-storey eave is not a second storey, and it is not a crane.

Work where a person can fall is regulated. Under the model work health and safety laws used in most of Australia, construction work with a risk of falling more than 2 metres is high risk construction work, and it needs a safe work method statement before you start. Victoria writes its own occupational health and safety rules, and they still cover falls. Check the regulator for the state the roof is in. This page is not a safety method. A line on the quote does not replace edge protection.

• Scaffold, edge protection, or the access you will actually use: its own line, or a written exclusion that says who provides it.
• Where the scaffold stands, and whether a ute can get to the site. A long carry is extra.
• Storeys. Write “single storey” only when that is what you saw.

Materials

• Sheet or tile, the profile and the colour, and who supplies them. Client-supplied sheets are install only.
• Sarking, battens, an insulation blanket, ridge, barge and valleys. Each one you are doing is a line. Each one you are not doing is a note.
• Flashings at the walls and any penetration. A flue, a whirlybird or a skylight is extra unless you priced it.
• Taking the old roof off, and whether the rubbish leaves the site. If it might be asbestos cement, do not price the strip as ordinary rubbish. Stop and re-quote. Removal rules depend on the state. This page is not the removal method.

Gutters

Gutters are linear metres. Write the profile, the metres, and how many downpipes. A quad gutter on a sound fascia is not new fascia, and it is not a new stormwater drain across the yard.

In some states gutters, downpipes and the flashings that carry water are roof plumbing, and they need a plumber’s licence, while the tiles or the sheets sit on a different building licence. The split is not the same in every state and it changes. Check the building authority and the plumbing regulator where the job is. Only describe the work your licence covers.
