Paint quotes are won and lost on the word “prep”. Write how many coats, which rooms, and whether furniture, ceilings and doors are in.
The sample is three bedrooms, walls and ceilings, two coats, with doors and trim as their own line. It is an example, not a rate card.

Notes
Client to move furniture into the middle of each room and take pictures down. We cover floors. Colour is one existing colour per room. A full repaint of built-in robes, or repairs bigger than a 50-cent piece, is extra. House is assumed post-1990. If lead paint is present we stop and re-quote the prep.
Terms
This quote is valid for the period shown. Prices are in Australian dollars and, where GST is applied, unit prices exclude GST. Work starts after written acceptance. Variations to the scope are quoted separately.
Spell out the coats and the edges
- Rooms by name. “The house” is not a measure.
- Coats and product type. Two coats of low-sheen is a different job to one coat of ceiling flat.
- Who moves furniture, who takes down blinds, and who paints the doors.
- Colour changes. A deep colour over white can need an undercoat. Say if that is extra.
- Outside work: height, and whether scaffolding is in the price.
Older houses
Houses built before the 1970s often have lead-based paint. Do not quote “sand and repaint” as if it were a normal prep. If you suspect lead, say you will test and that the price excludes lead-safe removal until you know. Safe Work Australia and your state regulator publish the current method. This page is not that method.
Licence and insurance
Painting can be licensed building work once the contract value passes a threshold, and that threshold is different in each state and territory. Check the building authority where the job is before you treat a large repaint as unlicensed work.
Clients sometimes ask for a public liability certificate. Whether you need insurance, and for how much, depends on the job and your insurer. This page does not set that.

No. The figures show how to split prep, walls, ceilings and trim. They are not a rate card. Measure the rooms and use your own prices.
What should a paint quote say about prep?
How many coats, which rooms, who moves the furniture, and whether doors and ceilings are in. If the house may have lead paint, say the price excludes lead-safe removal until you have tested.
Is painting always licensed?
Not always. In some states painting is licensed building work above a dollar threshold, and the threshold changes. Check the building authority for the state the job is in. This page is not that list.
