A cleaning quote should say which rooms, whether the oven and the inside of the fridge are in, and what happens to rubbish. “Bond clean” on its own is how the price moves on the day.
The sample is a two-bedroom apartment at the end of a lease. The names and the ABN are examples. It is not a rate card. Walk the place, then put your own price on the same shape.

Notes
Priced from a walk-through on 22 Oct 2026. Client empties cupboards and the fridge before the day. Mould treatment, carpet steam, external windows above the ground floor, and rubbish removal are not included. Power and water are on. We bring the products. Balcony furniture stays where it is.
Terms
This quote is valid for the period shown. Prices are in Australian dollars and, where GST is applied, unit prices exclude GST. Work starts after written acceptance. Variations to the scope are quoted separately.
Name the rooms and the edges
- The dwelling: bedrooms, bathrooms, and whether it is an apartment or a house. Two bedrooms is not four.
- The oven, the grill, and the inside of the fridge as their own lines. “Kitchen” hides them.
- Windows: internal only, or external, and only those you can reach from the floor unless you have priced height.
- Who empties the fridge and the cupboards. A full fridge is a different hour.
- Rubbish, mould, carpet steam, and walls. If they are out, write that in the notes.
End of lease
A bond clean is still a scope, not a promise to satisfy every property manager. Write what you will clean. If the agent’s list adds the garage or the light fittings after you have quoted, that is a variation. Say you will price extra work before you do it.
Products, keys, and parking belong in the notes when they are awkward. “Power and water on” saves a wasted visit.
Insurance and site rules
Domestic cleaning is not a licensed trade in the way electrical work is. Some sites still set their own rules: a public liability certificate, a police check, or an induction before you can enter a school, an aged-care home, or a commercial building. Whether you need insurance, and for how much, depends on the client and your insurer.

Short answers
Can I use the sample prices on a real clean?
No. The figures show the lines for one two-bedroom apartment. They are not a rate card. Walk the place and use your own price.
Should the oven be inside the bond-clean price?
Only if you are doing it. Give it a line, or write that the oven is excluded. The same goes for the fridge, mould, and carpet steam.
Do cleaners have to be licensed or insured?
Domestic cleaning is generally not a licensed trade. A client or a site can still ask for public liability insurance or a police check before you start. What you need depends on that job and your insurer. This page is not that advice.
